Manning Property Partners Group (MPP) has secured a strong income producing opportunity to acquire an established Coles and Big W anchored Sub-Regional Shopping Centre, complemented by 26 specialty tenants, in the established and growing regional centre of Hervey Bay, QLD, approximately three hours north of Brisbane (the Property).

About the Investment

This investment provides a highly defensive and stable income base, affording quarterly income distributions to investors (which are predominantly tax deferred), together with the potential for strong reversionary rental upside and the physical and financial optionality for strategic income and value enhancement initiatives.

The Property is being acquired at a highly compelling acquisition price reflecting $2,552/sqm of GLA, representing more than a 50% discount to its estimated replacement cost.

MPP Hervey Bay Trust ( the Trust) is jointly acquiring the Property with a capital partner Burtonwood Investment Partners and follows the successful acquisition of Chisholm Village in the ACT in late 2025. The Directors of MPP will be co-investing in a material way in the property Trust, demonstrating a high level of financial alignment and conviction in the asset and business plan. MPP will also provide fully integrated asset management, property management and leasing services for the Property, and holds its own AFSL, Real-estate and Builders Licenses.

Equity Investment Opportunity

The Trust is seeking to raise $9.5 million in equity capital to acquire its interest in the Property. The Trust is projected to deliver investors a c.14% Internal Rate of Return, equating to a c.1.70x equity multiple over the initial five-year investment termIncome distributions will commence immediatelyand the total average distributable cash return (including a forecast mid-term return of capital) is expected to be approximately 11% per annum.

The Directors of the Manning Property Partners Group are co-investing in a material way.

Of the $9,500,000 being raised for the Hervey Bay Unit Trust, the Directors of MPP via their personal investment entities are investing at least 15%.
