Purchased 2013 during his tenure as Managing Director and partner at Ganellen Property, Richard Manning played a key role in sourcing and leading his team through the due diligence process to acquire and then manage through its expansion and ultimate disposal for this asset which we sold 2014.
Kiama Village is a neighbourhood shopping centre located 27 kilometres south of the Wollongong CBD and 95 kilometres south of the Sydney CBD on the NSW south coast.
It is anchored by the only full line Woolworths Supermarket in the catchment and complemented by 17 specialty tenants, national brands including; Bakers Delight, Michel’s Patisserie, Rockmans, Harvey World Travel, The Reject Shop, Amcal Pharmacy, Woolworths Liquor (BWS).
The balance of the specialty stores includes other food and service retailers. Parking is conveniently located on site with 195 spaces available.
This centre is on a large land of 15,760m2,
The Ganellen Asset Plan:
- In 2014 we successfully re-positioned the centre entirely, including a new long lease with Woolworths, which included a modern
refurbishment of their store, new Reject Shop and Medical Centre, and new leases with almost all specialty tenants.
- We designed the centre to accommodate for an expansion for another supermarket (Aldi) and agreed terms in principle with the proponents.
- Repositioning the tenancy mix, designing and de-risking the centre for future enhancement, enabled us to achieve an excellent return in
short time.
