Founder - Managing Director
Richard is the founder and Managing Director of Manning Property Partners and was previously co-founder and Managing Director of Ganellen Property, a specialist retail investment firm. Over 15 years, Richard led the acquisition, repositioning, and management of more than $500 million in retail shopping center assets across Australia and New Zealand.
Under his leadership, Ganellen delivered strong returns through active management, strategic leasing, and value creation initiatives. Earlier in his career, Richard held senior roles with Frasers (Australand), Meriton Apartments ( working directly with Mr Harry Triguboff), and Mulpha, spanning residential, industrial, and commercial sectors. Richard also had the privilege to deliver a number of award winning premium residential homes in Sydney’s Eastern Suburbs and Lower Noth Shore.
Richard is passionate about essential-service retail, fostering strong tenant relationships, and partnering with investors to drive long-term success. He holds a Bachelor of Building Construction Management from the University of NSW, a current Builder’s License (NSW), and Real Estate Agency Licenses in both NSW and QLD. Richard has served as Responsible Manager at Ganellen Asset Management for over 4 years and is on track to obtain his AFSL in 2026.

Don has co-founded several start-ups throughout his career including:
- Robert A Mitchell Chartered Accountants founded 1976,
-Hunter Regional Properties, a property developer in residential properties in the Hunter Valley in 1980,
-Bridgers Financial Services Pty Ltd, a large private client stockbroker and financial planning company which established one of the first Platforms in Australia. When it was sold it had over 30 offices across every state in Australia, 300 employees / contractors and over $4 billion in funds under advice. It was sold to Tower Life Limited for over $175m in 2000.
Managed Accounts Limited started as an unlisted company until it was listed on the ASX in 2014. The preparation of the listing, prospectus and the raising of the capital was coordinated by Don. It later changed its name to Xplore Wealth Limited and was purchased by Hub 24 Limited in 2021 for over $60m.
Integrated Payment Technology Limited was also started as an unlisted company before it was listed on the ASX in 2016. The preparation of the listing, prospectus and the raising of the capital was coordinated by Don. It is now known as WRKA Limited and its largest clients are Australia Super, Australian Retirement Trust, Rest Industry Super, which are the three largest superannuation Funds in Australia and other clients include many payroll companies in Australia. It now has a market value of approximately $150m. Don and his business partner’s Superannuation Fund has a large shareholding in WARKA Limited.
During Don’s time at Bridgers, he was instrumental in listing four property trusts on ASX. Once again Don was involved in preparation for the listing, prospectus and the raising of capital. Three of those property trusts were taken over and one remains listed. The remaining listed trust started in 1995 with 8 properties, 8 staff and a MV of $75m. It has now grown to over 400 properties, with a value of $86 billion, over 900 staff and a market value on the ASX of $70 billion. Its name is Goodman Group Limited and is now the largest listed property trust in Australia.
Finance and Communications
Robert has a strong background in corporate finance and investor relations, with over 15 years in financial management roles across corporate finance and accounting sectors. He specialises in stakeholder engagement, and delivering clear, impactful communication to investors and partners. Robert provides a close consulting relationship with the Manning Property Partnership team.
Accounting and Finance
Liliya is a chartered accountant with extensive experience in financial management, reporting, and compliance. She has worked across private equity and property investment firms, ensuring robust financial governance and supporting growth through sound financial insights. Liliya provides close consulting services to Manning Property Partners.
Asset Management and Leasing
Matt is a retail property specialist with expertise in asset management, leasing strategy, and tenant relationships. He has successfully managed multi-million-dollar shopping centre portfolios, delivering income growth and optimising asset performance. Matt previously worked alongside Richard at Ganellen Property and continues to collaborate with him in a consulting capacity at Manning Property Partners.
Matt holds a degree in Construction Management from the University of Technology Sydney, and has also had experience working with one of Sydney’s leading premium boutique residential developers.

Lisa has over a decade of experience managing corporate operations and business administration in professional and government services. She ensures seamless organisational support on a consulting basis across governance, human resources, and client service functions, enabling the team to deliver effectively.
